Interest Rates and Inflation: What Buyers and Sellers Need to Know

One of the biggest issues affecting real estate this year is the Federal Reserve’s ongoing strategy to fight inflation. While inflation has cooled somewhat since its 2022-2023 peaks, the Fed has remained cautious about lowering interest rates too quickly. This has left mortgage rates higher than many buyers would like, which has slowed down the pace of home sales in several regions—including some parts of Las Vegas.

Buyers are more hesitant, and affordability is tighter. However, for serious sellers who price strategically, homes are still moving—especially in highly desirable zip codes and newer developments.

Election Year Uncertainty

With a major election coming up, political uncertainty is also playing a role in buyer and investor behavior. Policy decisions on housing, taxes, immigration, and financial regulation could all shift dramatically depending on the results in November.

Historically, election years tend to slow down market activity a bit, but that can create opportunities. Some buyers and sellers choose to "wait and see," but others find that reduced competition can lead to great deals—especially with the right guidance.
